No longer buffet - Edit
You must choose two items to go on rice one vegetarian protein. Good food though and everything is vegetarian as it’s a Buddhist kitchen

Pros: Service, Prix
Cons: Température des plats

Good cheap lunch - Edit
I had lunch here with a fellow vegan I met in Chiang Mai. This is the only jay place I tried in that city. It was a perfectly nice mixed plate with some things I liked and some less so. There’s plenty of seating space, but it’s not particularly air conditioned. A buffet and menu are both available and I went for the corner because I wasn’t that hungry on this occasion.

Sad to see it’s no longer vegan, or maybe never was.

Cheap - Edit
Came here for late breakfast around 10am. Large portion of rice with flat rice noodles and a gailan tofu dish was only 35thb. The seasoning is a bit more on the heavy side, like vegetarian oyster sauce. I think I prefer Ming Zhen which is a bit further outside the old city.

Buffet Style - Edit
This restaurant is outside of the tourist area. It’s more apt to be frequented by locals, which gives it a more authentic feel. The food is very good and the prices are very affordable.

Another cheap hole in the wall 'jey' place! Good portions of tasty food with no frills. Buffet style over rice and various noodle soups on offer, too.

Great place for breakfast - Edit
We came here multiple times during our stay in Santitham Chiang Mai.

They have a couple of other dishes also available if you don't want a 2-3 curry and rice plate, like Khao soi and waterfall noodles.
Pros: Value for money, Location to where we were staying , Other snacks available
Cons: Generally Luke warm, Closes at 2.30

Whoever wrote that this restaurant uses egg noodles doesn't know what they are talking about. This is a "jay" restaurant ie vegan, not vegetarian.

Agreed! Not sure who wrote there are eggs noodles. I know this family well for 10 years and their practices. They would never serve egg-based products.
Read moreAs far as the closing dates. There are days assigned as Buddha Days and most traditional Jai establishments will close those days for their temple duties. Best to ask if you are a consistent customer.

Incredible food that's incredibly cheap! - Edit
Went here for lunch every other day. Usually have different dishes every day (but can still order Khao Soi etc. off menu). A tendency to run out of food if you go too late.

Cheap and delicious - Edit
I'm updating my review because Sangwiroon is now one of my favorite places to eat.
Read moreThe food looks and tastes very healthy, vegetables are not overcooked and not drowned in oil and salt like in some other Jay places. Noodle lovers will also be delighted by the selection. Their Kao Soi looks very good, I'll be sure to try it but I'm so addicted to eating a huge pile of vegetables on rice😄I get 4 curries for 40 baht (I'm a big guy).
For some reason it gets very busy on Tuesdays so it's better to come not later than 11:00-11:15
In terms of cleanliness, it can be improved a bit, but no serious issues. I understand it's a busy location and I believe only two people are running this place.

I had soup for 30b. It was delicious. I truly believe that vegan food should be affordable and accessible so everyone can enjoy healthy food with compassion. This place is a great example for such a thing. Great service, friendly ppl. Go there!

Good good at a good price - Edit
As of March 2019 it's only 35 baht for a plate with a mound of rice plus three choices from the buffet. They close at 2 p.m. so don't get there too late. I got there about 1:15 in the afternoon and they still had 8 choices (none of them spicy). There's also free chilled water to drink if you want. I'd say the food was pretty good although nothing extraordinary. But for this price and the incredible value and the good food I have to give them five cows.
