Small restaurant serves Vietnamese simple foods like noodles, rice, bread with curry and many varieties of hotpot soup. Uses no egg. Most food is vegan. Inexpensive. Friendly staff.

The address was correct, but the map was not. It's a lot further to the north west (google maps is accurate if you punch in the address there).
The staff didn't speak much English, but the owner spoke French it that's helpful for you. The food was amazing and if I go back to Saigon I'll be sure to check it out.
